Have you ever walked into an apartment building and thought, ‘Gosh, this hallway is narrow’, or “Oh, this room is small’?
In previous years, the focal point of design was to capture the highest return on investment, meaning that Traditional Corporate Real Estate (CRE) prioritized building occupancy and utilization to ensure every square foot was used efficiently.
While those measurements still have value, they don’t reveal how people feel about the space. When the focus of design is purely investment, we end up with spaces that cause the end users to be unhappy and unhealthy.
Given that we spend more than 75% of our time indoors it is important to remember the importance of creating spaces that are happy, healthy, relaxing, engaging, and empowering.
Nebat Apartments is one of the few apartment buildings found in Addis Ababa whose design focus was predominantly on the end users. Co-designed by Mugo Design and Geretta Consult Plc, the design captures luxury living gracefully. It provides expansive common corridors, large foyers for each unit and spacious sized bedrooms.
Difficult as it may be, finding the balance between human-centric design and the return on investment guarantees a successful real estate project.
